A) You won't feel more satisfied sleeping with your flatmate. After the night ends, you'll feel more guilty and confused.
B) If you intentionally made your flatmate break up with his girlfriend, you need to ask yourself "why?" Does it make you feel powerful? Ask yourself deep questions about your motives.
C) Your flatmate primarily wants to have fun with you.. his "friendship" seems like a cover-up for "friends-that-*****."
*So, you want to marry your boyfriend. Be as faithful to him as you would want him to be faithful to you. Marriage will be more much more beautiful and fulfilling.
